Technical Manager (m/f)

Main purpose: - responsible for managing all technical issues of hotel portfolio in Croatia - manage and lead the delivery of technical project management and facility management services - work at a high level across a range of technical disciplines - commission works, negotiate, cooperate and liaise with (i) external technical- and property professionals, (ii) Group member contractor companies and (iii) with internal clients in the Croatian Country Office and in Budapest HQ - understand, acknowledge and support the complexity of the portfolio Main duties and responsibilities Building Management: - responsible for and lead contact for the operational management of all site based projects and FM services and for service quality and development - work closely together with Group member contractor companies on major ongoing construction works on some of the hotels in the portfolio - responsible for ensuring that all statutory and corporate standards are fully met in the portfolio - take strategic overview of the portfolio and prepare formal commissions and technical briefs to manage complex programs of works and projects, considering the impact on the seasonality of the hotels and guest experience, in order to minimize disruption - supervise and approve executed works regarding all construction projects, property refurbishment, reconstructions, etc. - ensure that statutory testing and maintenance is undertaken and that all necessary certification and records are maintained on site - support any technical due diligence for potential new acquisitions Performance Management - initiate, review and maintain a system of performance indicators and monitor and compare performance with other relevant indicators - responsible for planning and implementing measurable performance standards Creativity & Innovation: - investigate and develop new concepts, ideas and proposals for the development of buildings as well as processes related to technical tasks while working collaboratively with colleagues - keep up to date with current legislation and initiate research into current best practices and benchmark standards for all design, construction and FM services and provide advice and guidance at a strategic level Team Management: - provide effective leadership: vision, direction and support to the local teams, and/or external contractors including a visible and daily point of contact and escalation for team members and offer support, guidance and coaching as required - prioritize and allocate workload; take appropriate actions to ensure team performance including undertaking appraisals and regular one-to-one meetings with team members - ensure that any directly managed staff are highly motivated and possess required skills and abilities by identifying development needs and providing coaching to develop the skills and knowledge of team members Budget Management: - take responsibility for relevant facilities capex, fit-out and project budgets, ensure cost centers are monitored appropriately to manage within budget and identify cost pressures and savings opportunities without detriment to service delivery Based in Zagreb, monthly business trips to Dalmatia.

Work in international environment, use of English in daily communication.
